Here Comes The New Rent Control- Government prepares the coup de grace to the rental market from March, intends to decide the rental price for each area within each locality and each province: {Translation}

– What will this consist of? Basically, the government intends to decide the rental price for each area within each locality and each province. This was announced by Housing Minister Isabel Rodríguez at a recent breakfast briefing in Madrid. Rodríguez announced that before the end of February the Rental Reference Price Index will be ready for the declaration of stressed areas, and will begin to be operational at the beginning of next month as a tool for controlling prices.
– This index will be applied to large tenants and landlords entering into a rental contract for the first time, within the stressed areas that have been requested by the autonomous communities.
– “There is the paradox that some communities do not want to apply tensioned zones, but there are mayors and mayoresses who are asking for them to be applied”, she pointed out. Rodríguez stressed that Catalonia is the first community that wants to apply the declaration of a tensioned zone with “immediacy” and has requested it for 140 municipalities, and stressed that the technicians of both administrations have shared the methodology to give a “correct” response to the market.
– Rodríguez’s main objective, she says, is to ensure that any citizen can have access to housing with less than 30% of their income and has drawn attention to the situation in cities such as Madrid, where “not even with 100% of one’s salary can one pay a rent”.
– The vicious circle of rent price control. The problem is that the price of rents has shot up, not because of the voracity of landlords, but because of the government’s own intention to control prices, as well as the overprotection of tenants, homeless people and, most definitely, squatters.
– Not surprisingly, since Sánchez has been in office, the supply of rented housing has fallen by more than 30%. This is a huge slump, which has been accompanied by a growing demand for this type of real estate.
– The lack of legal certainty has been one of the keys. So has price intervention. Between 2022 and 2023 alone, the inability of landlords to raise prices to their tenants by more than 2% has led to 23% of supply being withdrawn while prices have risen by nearly 15% and are still rising.

Poverty doubles to a new historic peak under Sánchez’s government: {Translation, summary}
– Neither “social shield” nor “government of the people”. These are the failed slogans used by the PSOE government in recent years, that have not translated into greater material well-being for a large part of the Spanish population, quite the contrary. In fact, poverty, far from being reduced, has increased substantially under Pedro Sánchez’s mandate.
– This is reflected in the Living Conditions Survey 2023 published on Monday by the National Statistics Institute (INE). The percentage of the population with severe material deprivation rose from 8.1% to 8.9% last year, reaching a new all-time high, surpassing even the high rates recorded during the last financial crisis.
– This concept analyses specific variables: not being able to afford to go on holiday at least once a year; not eating meat, chicken or fish every other day; not being able to meet unforeseen expenses; not being able to keep the home at an adequate temperature; suffering delays in the payment of expenses related to the main home (mortgage or rent, gas bills, community fees…) or in instalment purchases in the last 12 months; and not being able to afford a car. In essence, what it reflects is a situation of severe economic hardship.
– And the key is that severe poverty in Spain (suffering from four of the six concepts considered) has almost doubled since 2019, when Sánchez’s last term of office began, since then the rate was 4.7%. Likewise, 19.2% of those surveyed suffer from at least three of these deprivations, up from the previous maximum recorded in 2014.
– When analysing the factors that determine “severe material and social deprivation”, it is worth noting that 37.1% of households are unable to meet unforeseen expenses (compared to 35.5% in 2022) or that 33.1% could not afford to go on holiday away from home for at least one week a year (0.4 points less than the previous year). Almost 30% cannot replace damaged or old furniture; 20.7% cannot keep their home at the right temperature; and 13.6% have had delays in paying for housing-related expenses or instalment purchases. Likewise, 9.3% of the population said that it was “very difficult” to make ends meet in 2023 (0.6 points more than in the previous year).
– Finally, the Autonomous Regions with the highest at-risk-of-poverty or social exclusion rates were Andalusia (37.5%), the Canary Islands (33.8%), Extremadura (32.8%), Castile-La Mancha (31.7%) and Murcia (30.5%). The lowest, on the other hand, are in the Basque Country (15.5%) and Navarre (17.2%). Green light to turn more seawater into freshwater so La Concepción reservoir does not run dry:

Hungary approves Sweden joining Nato after months of delays:
– Hungary’s parliament has approved Sweden’s Nato accession nearly two years after the historically neutral country applied to join the western military alliance, bringing to an end months of diplomatic wrangling. Now that the parliament has approved the move, the decision will be sent to Hungary’s interim president, László Kövér, who will have five days to sign off on it and send it to the US state department in Washington. Under Nato protocol, the US government must be notified of member states’ ratification of a new country.

Mercedes Scraps Plan To Only Sell Electric Vehicles:
– Mercedes-Benz is scrapping its plans to only sell electric vehicles after 2030 as consumer demand for EVs remains lower than what automakers projected.
– “Customers and market conditions will set the pace of the transformation,” Mercedes said in its fourth quarter earnings statement. “The company plans to be in a position to cater to different customer needs, whether it’s an all-electric drivetrain or an electrified combustion engine, until well into the 2030s.” The report said that the company only expects EV sales to reach “up to 50%” of their total sales by that point, indicating that it could be even less than half.
– Ford announced last month that it was making significant cuts — around 1,400 employees — to the number of workers who produce its once-touted F-150 Lightning truck at the Rouge Electric Vehicle Center due to low customer demand.
