Rincón de la Victoria celebrates the Soundtrack Concert on Saturday with iconic pieces: Sat, 2 Aug, 9pm

Minister of Housing, Isabel Rodríguez, has appealed for Andalucia’s congested communities to declare themselves ‘stressed areas’ or ‘tension zones’, opening the door to rent control: {Translation}
– The Official State Gazette (BOE) gave the green light this Tuesday to the declaration of new tensioned zones aimed at curbing rent increases. This measure, envisaged in the Housing Act, comes into effect today in cities such as San Sebastián, Pamplona and La Coruña. Málaga is not included in this list, despite the fact that rental prices there have also become a major obstacle for access to housing. In this regard, the Housing Minister, Isabel Rodríguez, has urged Andalucia to make use of this tool and join the communities that have already declared tensioned zones. She stated in a video posted to her social media that “Málaga is one of the most impossible cities in the country”.
– In theory, the declaration of a tensioned zone is a mechanism to restrain rental prices. It is established in the Housing Act, approved by the central Government in May 2023. In any case, it is for the autonomous communities to decide whether to apply this mechanism.
– How does it work in practice? The autonomous communities select municipalities where they consider the rental situation threatens access to housing. Then, the declaration of tensioned zone is processed, and once published in the BOE, a regulatory framework comes into force that directly intervenes in rental prices. This means that small landlords formalising new rental contracts must maintain the previous contract’s price, aside from the annual rent update (see current update rate here, today it’s 2.10%: https://www.ine.es/dyngs/INEbase/es/operacion.htm?c=Estadistica_C&cid=1254736177110&menu=ultiDatos&idp=1254735976607). For new contracts, the Housing Ministry provides a range of rental price values that vary depending on the city.
– Rent may only be increased, up to a maximum of 10%, if landlords carry out certain rehabilitation or accessibility works. Another option is that landlords commit to the tenant remaining in the property for ten years or more.
– Furthermore, in cities declared tensioned zones, landlords who reduce the rent by at least 5% may deduct up to 90% of the taxes paid on the income from that rent.
– Catalonia was the first territory to declare tensioned zones, followed by the Basque Country, Navarre, and now Galicia. Cities such as La Coruña and Santiago de Compostela have been declared tensioned zones. The Ministry of Housing usually recommends considering a zone tensioned when the average cost of rent or mortgage exceeds 30% of average income.
– Rodríguez highlighted that the application of tensioned zones has had positive effects on rent prices in Catalonia, citing Barcelona as an example. In the aforementioned video, she stated that “prices have been reduced between 4.8% and 8.9%”. She also denied that the application of the tensioned zone in Barcelona has led to a reduction in housing supply, noting “11,000 new contracts have been signed”. “With this law, it is possible to lower rental prices without this affecting supply,” assured Rodríguez.

– National Police officers continue to investigate the financial scope of a mass fraud that has already reached more than €5 million {not €300million as the El Mundo article claimed}. The main suspect, a manager from the town of Vélez-Málaga, who under the guise of being an excellent investor, received large amounts of cash from individuals and businesspeople with the aim of investing it in profitable businesses. He and his partner were located in Logroño, the city to which they had fled after the first complaints were filed by those affected.
– At present, 80 victims have reported the incidents {not 200 victims as the El Mundo article claimed}, although investigators are aware that this number could increase considerably due to the scale of the scam. UK plans to recognise Palestinian state in September unless Israel takes action:
– Prime Minister Keir Starmer said on Tuesday Britain was prepared to recognise a Palestinian state in September at the United Nations General Assembly in response to growing public anger over the images of starving children in Gaza. Starmer spoke a day after talks in Scotland with U.S. President Donald Trump, who said he did “not mind” if Britain recognised a Palestinian state, though Washington – Israel’s closest ally – has long declined to do so.

– The Spanish Agency for Medicines and Health Products (AEMPS) has reported on Tuesday the withdrawal of a popular drug used to treat bacterial infections. These are several batches of Fucidine tablets, an antibiotic drug from Laboratorio Leo Pharma that is used to treat skin infections, such as impetigo and infected eczema.
– Fucidine contains fusidic acid, which acts against sensitive bacteria, especially staphylococci. There are different presentations as cream, ointment or tablets. The alert launched today by the AEMPS refers to this last 10-tablet format.

– Southern Spain faces challenges from several dangerous pest species including scalapendras (centipedes), scorpions, spiders, processionary caterpillars, and invasive hornets.

– Murder hornets (Southern giant hornet, Vespa soror) have been recently spotted in northern Spain, marking their first appearance in Europe. These large, aggressive hornets can devastate bee populations by attacking hives and hunting native insects. Their painful stings also pose a human risk, though attacks are rare. Scientists are actively searching for their underground nests in Asturias province to control their spread.

– Taken together, these pests represent a significant threat to health, agriculture, and biodiversity in southern Spain, warranting awareness and careful handling. When in doubt how to deal with these pests should they become a recurring problem, especially hornet nests, it is best to first consult the Town Hall. They can refer you to the local municipal control services.
